Victoria Property Price Reforms 2026: What Sellers and Buyers Need to Know
Victoria’s residential property market is set to see important changes to the way property prices and auction reserves are communicated. From October 2026, new rules will introduce clearer price information for buyers and new requirements for sellers involved in auctions and fixed-date sales.

What Is Changing From October 2026?
From 1 October 2026, the new Property Price Statement (PPS) will replace the existing Statement of Information.
The Property Price Statement is designed to provide buyers with key information about a property, including:
The indicative selling price
Relevant comparable property sales
Key features of the property
Key features of the comparable properties
The PPS must also appear prominently beside the advertised price on the main online property listing.
This means buyers will have access to more structured information when assessing a property's advertised price.
New Reserve Price Rules From 16 October 2026
Further changes will apply from 16 October 2026 to auctions and fixed-date sales.
For an auction or fixed-date sale, the seller will choose a single dollar reserve after receiving written advice from their agent. The seller will then need to confirm their decision in writing.
The seller's published reserve should be available to buyers at least seven days before the auction or fixed-date sale.
Once the reserve has been published, the agent will update the advertised price and marketing accordingly.
Importantly, if the published reserve is changed, the seven-day disclosure period starts again. This means the auction or fixed-date sale may need to be moved if there is not enough time for the new reserve to be publicly disclosed.
Is the Reserve Price the Same as the Final Sale Price?
No.
The reserve price is the seller's minimum price for an auction or fixed-date sale. It does not necessarily mean that the property will sell for exactly that amount.
The final sale price can be different from the reserve depending on the outcome of the sale.
Understanding this distinction is important for both sellers and buyers when considering an auction campaign.
What Does This Mean for Sellers?
For sellers, the new rules make it important to understand how the property's price information and reserve are presented during the campaign.

Choosing your reserve:
You will choose a single dollar reserve after receiving written advice from your agent and confirm the decision in writing.
Seven-day publication period:

For auction and fixed-date campaigns, buyers should also be able to see the seller's published reserve at least seven days before the scheduled sale.

What Happens After a Property Is Sold?
Once a sale becomes unconditional, the final sold price will generally appear in the Property Price Statement within seven days.
The sold price is expected to remain publicly available for at least 18 months.
It is important to note that the PPS will generally show the final sold price once the sale becomes unconditional. Settlement may take place at a later date.
Do All Private Sales Have a Published Reserve?
No.
The new seven-day reserve publication requirement applies to agent-managed residential auctions and fixed-date sales.
It does not apply to ordinary private sales without a fixed date.
However, other property price advertising obligations continue to apply.
What If a Seller Wants to Keep the Sale Price Private?
The new rules include limited transitional arrangements and a Consumer Affairs Victoria exemption process where family or personal violence affects a seller or buyer.
However, a general preference for keeping a sale price private does not qualify on its own.
If privacy is an important consideration for your sale, it is recommended that you obtain appropriate professional advice about your circumstances.
More Victorian Property Changes Coming in 2027
The reforms continue into 2027, with further changes scheduled throughout the year.
1 June 2027
Changes will apply to when the Section 32 statement must be available for private sales, auctions and fixed-date sales.
1 July 2027
The early deposit release process will change to an agreed contract condition.
Agents will not be able to take commission directly from a deposit released early before settlement or rescission. The seller may choose to pay the commission separately.
1 December 2027
Agents will be required to provide sold-price information to the Director of Consumer Affairs Victoria, unless an exemption applies.
